DP+partners was contracted by the District of Columbia Housing Authority to Renovate a number of scattered residential properties throughout the District. 2722 13th Street NW is an elegant Row House located near the Columbia Heights Neighborhood District. The House was totally gutted, and redesign. The main house has 3 finished upper levels and a lower finished basement apartment. The entry level is an open plan with its focal point, a table space that joins the kitchen, family and dining room together, 4 bed- rooms, and 3.5 baths. The basement unit has 2 bedrooms and 1 bath all totaling 3,583. The house has a rear deck that opens to a sizable landscape backyard, and rear parking.
Designed as the new corporate headquarters United Negro College Fund, and located immediately adjacent to the historic Howard Theatre, in the Greater Shaw Historic District. Built atop the Howard/Shaw Metro Station, this development was ideally located to create a diverse, mixed-income community. The development includes 98,000 SF of 9-story office space for the United Negro College Fund, 20,000 SF of retail, 205 apartments (20% affordable), and 185 below-grade parking spaces. Urban Atlantic’s $5 Million Allocation leveraged over $155 Million in project costs.

The Black Wall Street Experience will be a world-class culture and innovation destination anchored in community and opportunity with a people-centered design that will be a catalyst for rebirthing Greenwood through arts, technology, and entertainment.
The modern designed buildings are a vision of Greenwood's future. Most of the Structures will have a brick podium base and a combination of brick and cement panels for the upper structure. Retail spaces will have aluminum storefront windows resting on12” granite base. The upper floors of the buildings are a combination of fiber cement panels and corrugated metal panels, with touches of wood, and Low E glass windows.
Residential balconies will overlook open spaces and rooftop terraces to have glass railings so as not to obstruct views. The Units will offer quality enhancements for the new residents to the area. The units will have quality finishes which will further enhance the impression generated by the modern exterior. All the units will have floor-to-ceiling windows, with balconies.
This project location established a true Gateway and catalyst future development into the Howard/Shaw Neighborhood. The location at the Howard Shaw Metro Station was the perfect stop for Thousands of patron’s who live, shop and be entertained at the Howard Theater.
By restoring the historic/ contributing buildings on 7th street it reinforce the wonderful history and heritage of a great community.
The project had to go through the PUD process and Historic Preservation for approvals. Partial funding was secured by New Market Tax Credits and DCHA.
CAPITOL VISTA, WASHINGTON, DC
Capitol Vista presents a unique development opportunity in the heart of downtown DC near the rapidly growing Mount Vernon Triangle, Northwest One, and NOMA neighborhoods. Just blocks from the H Street, NE, commercial corridor to the east, City Vista and Gallery Place/Chinatown to the west, and Capitol Hill to the southeast, this site offers an immense opportunity to develop in a prime location. The site is located on the same square as two federal reservations (Res 193 and Res 194) maintained as open park areas and is within minutes of several public amenities including Walker Jones Education Campus, RH Terrell Recreation Center, and the Northwest One Library. This parcel is adjacent to the Capitol Crossing project that will transform the infrastructure around 1-395 and bring over $1.3 billion in mixed-use development to the neighborhood.
THE FILMORE RENAISSANCE, SAN FRANCISCO, CA
The Fillmore Renaissance Mixed-Use Complex provides a vibrant activity center to cat- alyze the Fillmore Street corridor in San Francisco. The project consist of 80 residential condo units (68 market rate; 12 affordable) and a 112 car public parking garage. The project is located in the heart of the commercial center and it will also include the Fill- more Jazz Museum & Broad cast Center. This 3,000 SF center will be a vibrant broadcast facility for jazz video and audio documentaries that can serve as an educational com- plex for children, adults and visitors to San Francisco. The complex will include 27,000 SF of office space, including a multi-purpose meet- ing/banquet space. This space will be the headquarters for the Transport Workers Union, and also provide potential office space for other local Union development partners or tenants. A 7,000 SF family theme restaurant will include space for a cocktail lounge to capture the significant culturally diverse and youthful population within the immediate community. The architecture re- sponds, sensitively to the character of this district, while providing a contemporary urban landscape. The project provides an increasing opportunity to connect the site to the vibrant upper Fillmore district within the Pacific Heights neighborhood.
WATERFRONT STATION, WASHINGTON, DC
dp+partners lead the concept design with WDG to provided a modern 374 unit resi- dential building that includes, twenty (20%) percent affordable units, 8,000 sq. ft of retail and 237 parking spaces. The proposed project is located in the fast growing southwest waterfront district of Washington, DC. The area is currently under-going a billion dollar revitalization investment along the historic Anacostia River. Currently one of the city’s government center is located adjacent to this proposed property; it will complement the existing growing neighborhood context to become an urban destination.
